RED BOOK IN HANOI

Red Book is also known as Land Use Rights Certificate. This is a term commonly used by people based on its color. The 2013 Land Law stipulates that the Certificate of ownership of houses and other assets attached to land is a legal document for the State to confirm the land use rights, ownership of houses and other assets attached to land of the person with land use rights, house ownership rights and ownership of other assets attached to land.

Citizen identification card/ID card and permanent residence registration of land user;

House or construction diagram (except in cases where the house or land documents already have a house or construction diagram) (if any);

Procedures for making red book in Hanoi

Step 1: Customers prepare documents (01 set) and submit them to the People's Committee of the commune or ward where the land is located;

Step 2: The People's Committee at the commune and ward level receives, appraises and processes the application;

Step 3: The People's Committee of the commune or ward makes a submission to issue a Land Use Right Certificate to the People's Committee of the district or county where the land is located;

Step 4: The Department of Natural Resources and Environment at the district level where the land is located appraises the dossier and makes a submission to issue the Land Use Right Certificate. Then, the dossier is transferred to the Branch of the Land Office at the district level where the land is located to print the Land Use Right Certificate and prepare tax records;

Step 5: Customers receive notification of being granted a Land Use Rights Certificate and go to declare financial obligations at the Real Estate Office Branch;

Step 6: Customers fulfill financial obligations according to the notice and receive the original Land Use Rights Certificate at the Real Estate Office Branch.


Cost of making red book in Hanoi

Personal income tax: 2% of real estate value;

Registration fee: 0.5% of real estate transaction value;

Fee for granting Land Use Rights Certificate;

Land use fee: Can be 100% or 50% or exempted (if exempted).
